FACILITY MANAGER 1.Responsible for the overall management (both contractual & commercial) of the project in ensuring that the project is operated in an efficient and cost effective manner, within the projected budgetary constraints in ensuring the interests of Company is maintained. 2. Areas of responsibility include but are not limited to Preventive & Corrective Maintenance, exclusion works & projects, CMMS, tools and inventory control, subcontractor management, procurement, cost control, QA and Safety management, HR management, performance analysis & reporting and client communication. 3. To focus on market driven approach including identifying, analysing and proposing viable business opportunities at the project, in order that additional revenue may be obtained from the project. 4.To ensure that all services provided are carried out in such a manner that it complies fully with all Occupational Safety and Health, Environmental Control, Fire Safety and all other statutory laws and regulations that may be applicable. 5.Aware of Company objectives through a customer oriented service and focused on market driven approach including identifying, analysing and proposing viable business opportunities at the project. 6.Responsible for the review of all project reports and generate monthly reports to Clients as part of the deliverables.
ASST.FACILITY MANAGER
1.Manage and maintain operations of all services with the help of vendors under him.
2.Manages Soft services to ensure clean & hygienic environment in common areas.
3.Ensures uninterrupted electromechanical service for building
4.Ensures safety of life and property of building
5.Estimate demand for consumables or other materials, raise request for the same.
6.Store inventory and ensure effective usage.
7.Tracks the AMC/Warranty/Defect Liability Period of equipments, maintenance calls, etc. and assigns work orders and emergency projects
8.Manages critical relationships with client, occupants and key vendors
9.Coordinates maintenance efforts with outside contractors
10.Responds quickly to emergency situations
11.Ensure that all services are maintained and operated with energy efficient/ economical/ least breakdowns.
12.Ensure that preventive maintenance for all services are planned and executed at site to avoid crisis bond repairs. Schedule and supervise the maintenance and repair work of property and equipment.
13.Manage training that includes assessing training needs of staff and conducting on the job training to the team.
14.Develop Work Plans and implement the same
15.Organize and provide appropriate coordination for employee relations’ issues & statutory compliances.
16.Reviews programs/ processes for effective output of the technicians.
17.Prepare and implement various checklists /Logbook, at the frequency instructed in the suggested formats and ensure that the same is being followed at site.
18.AFM should assist facility manager and in his absence should take care of his services in all buildings/areas
FACILITY ENGINEER 1.Responsible for all TFM activities including but not limited to Preventive Maintenance, Corrective Maintenance, Exclusion Works etc.
2.Responsible for cost effective and efficient site operations
3.Build good relationship with building owner & tenant through service excellence.
4.Attend all contract related site meetings.
5.Ensure legal and safety requirements are met.
6.Implement and practice ISO quality management system.
7.Additional duties as instructed by immediate superior or other top management
